Less competition
No public process
An owner talking to one qualified buyer negotiates differently than an owner running a marketed sale with a call-for-offers date.
For buyers
We represent national and multi-state buyers of commercial property in off-market, private and confidential acquisitions. For our buyers, we function as an outsourced acquisition pipeline, and that matters most when your organization needs multiple properties: several sites, several markets, one timeline. We run the search in every market at once and report back through one channel.
An outsourced acquisition pipeline
Most buyers see the same marketed inventory as every other buyer. We start from the other direction. We write down exactly what you want, then go find the owners of properties that fit and contact them directly, whether or not they have thought about selling.
What reaches you is filtered against your criteria first. You spend your time on opportunities that fit, and we keep the pipeline moving between deals.
Why off-market
Less competition
An owner talking to one qualified buyer negotiates differently than an owner running a marketed sale with a call-for-offers date.
Private
We present opportunities without naming you. Your identity goes to an owner only when you decide to proceed, and we work under your NDA when you need one.
Inventory
Many of the owners we reach had no plans to sell until a buyer with real criteria asked. That inventory does not appear on a listing service.
For multi-state programs
A multi-state acquisition program normally means onboarding a different broker in every market. We consolidate that into one engagement, one point of contact and one point of accountability, coast to coast.
| A broker in every market | MHT Commercial | |
|---|---|---|
| Relationships to manage | One per state or metro | One |
| Onboarding | Repeated for every new market | Once, through a single engagement |
| Point of contact | Different in every market | One dedicated contact, everywhere |
| Criteria and reporting | Re-explained and reported differently in each market | One buyer file and one pipeline |
| Local licensing | Your responsibility to coordinate | Handled by us through cooperating brokers and licensed local partners |
Some states require a local broker’s own agreement or filing for licensed work in that state. We arrange it and keep it under the same relationship. See the rules by state.
Buyer consultation
Tell us what you are looking to buy. We will review your criteria and follow up to start the conversation.
Rough answers are fine. We will refine the details together.
Everything you share stays confidential. We do not share buyer criteria or identities with owners without your approval.
